What will your repaint cost?

Every building is different, so the honest answer is "it depends" — but it depends on a handful of things you can understand in two minutes. Here's what drives the price, a quick ballpark, and the fastest way to an exact number.

Ballpark estimatorEstimate, not a quote

Get a rough order-of-magnitude for a full exterior repaint in about a minute. Real bids are surface-by-surface — this just sizes the reserve conversation.

Estimated full-exterior range

≈ $1.80–$3.20 per paintable sq ft
Ballpark only, based on typical 2026 Greater-LA multifamily repaint rates. Real drivers we price: access (lifts vs. ladders), wood-trim and balcony rail systems, dry-rot allowances, color/coat counts, and resident phasing. Every Pacific Standard bid is a surface-by-surface scope matrix.

Six things move the number more than anything else. When we quote, this is what we're measuring on site.

1 · Size & Scope

How much, and what

Square footage and the number of spaces — one corridor versus twenty floors, a single elevation versus a whole exterior.

Get yours measured →
2 · Surface Condition

How much prep

Patching, stucco crack repair, sanding and priming. The worse the starting surface, the more prep — and prep is most of the work.

Why prep matters →
3 · Height & Access

How we reach it

Ladders, lifts or swing stages. Access and safety on tall or awkward buildings affect time and cost.

Railing & height work →
4 · Occupied vs Vacant

Working around people

Phasing, after-hours work and protection in a live building take more coordination than an empty one.

How we work occupied →
5 · Finish & Product

What goes on the wall

Low-VOC, washable, high-durability and elastomeric coatings cost more than builder-grade — and last longer.

What's always included in our price
A surface-by-surface scope. Elevations, substrates and square footages — not "paint building per walkthrough."
Named products & coat counts. "Premium paint" isn't a spec. Ours names the system and the mil thickness.
Resident notice handling. 72-hour unit notices, phased parking, and a hotline — complaints route to us.
Daily photo reporting. Photos and percent-complete to the property manager every afternoon.
Lead-safe compliance. EPA RRP containment and documentation on pre-1978 buildings, at no surprise.
A written warranty. Years, exclusions, and who shows up in year three — in writing.
Common cost questions
Can you give me a price over the phone?
We can give a rough ballpark range (and the estimator above does too), but an accurate price needs a short site walk — access, substrate and prep drive the number too much to guess blind.
How much does it cost to paint a condo building in LA?
A typical LA stucco multifamily full-exterior repaint runs roughly $1.80–$4.50 per paintable square foot depending on substrate condition, access, product system and lead-safe requirements — often $80k–$180k for a 50-unit garden community and $200k–$450k+ for a 150-unit mid-rise.
Why are painting quotes so different from each other?
Quotes diverge on what's excluded — one coat vs. two, spot-prime vs. full prime, no dry-rot allowance, no notice handling. The cheap bid usually reappears in year three as peeling south elevations.
Do you charge for the estimate?
No — site walks and written quotes are free and no-obligation.
